# Ponding water on a flat roof

Some water on a flat roof after rain is normal. Water that is still there two days later is a drainage fault, and it ages the membrane faster than anything else.

## What it looks like

You see a shallow pool, often with a dirty ring around it once it dries: a stain line, algae, a scum of silt. On a gravel roof the stones sit in the water. On a white membrane the area looks darker or streaked. Check a day after rain, not an hour after.

The pool usually sits near the middle of a roof span, between drains, or against a parapet wall where the slope is flat or backward.

## Why it happens

- **Not enough slope from the start**: Many older flat roofs were built with almost no fall toward the drains. Any small settlement then creates a bowl.
- **Deck deflection**: Wood framing sags under years of snow load, or a wet deck softens. The low spot grows with every winter.
- **Drain in the wrong place**: If the drain sits higher than the surrounding roof, water collects around it instead of leaving.
- **Blocked outlets**: Leaves, shingle grit and silt choke the drain and water backs up. See [clogged drains](https://flat-roof-repair.ca/problems/clogged-drains/).
- **Compressed insulation**: Wet or crushed insulation under the membrane forms a depression.

## Why Ontario weather makes it worse

Standing water freezes. Ice grows, lifts the membrane edge and stresses seams. Then the thaw sends melt water into the same pool. A seam under water for months is under constant pressure, and hairline pinholes become leaks.

Water also sits where the roof is already weakest, so the membrane under a pond ages faster. It can mean surface algae, premature cracking, or a slow leak that only shows up in spring.

## How urgent is it?

Not an emergency, but not something to ignore for years. A pond on a roof in good condition can be watched. A pond over a seam, a patched area, or a part of the roof with a stain below it deserves a visit soon. Plan any work for dry weather.

If the roof is a wood deck, check the ceiling below the pond for sagging or soft drywall. That points to a structural issue and is worth a quick call.

## What you can safely do

- **Photograph the pool**: Take a picture the morning after rain and again 48 hours later. Dated shots help a roofer judge the depth and size.
- **Check from below**: Look at the ceiling under the pond for stains, new cracks or a slight bow.
- **Clear what you can reach**: If a drain is reachable from a low, dry roof in summer, remove leaves by hand. Do not climb on a wet or icy roof.

## How ponding is fixed

- **Measure the fall**: We find how deep the pond is and which way water should run.
- **Improve drainage**: Sometimes it is as simple as clearing or adding a drain or scupper. See [drains and scuppers](https://flat-roof-repair.ca/services/roof-drains-and-scuppers/).
- **Rebuild the slope**: Tapered insulation, laid in sections with a gentle fall, is the lasting fix. It is normally done during a replacement. Priced from $2 per sq ft. See [tapered insulation](https://flat-roof-repair.ca/services/tapered-insulation/).
- **Re-cover the area**: The membrane over the low spot is replaced or reinforced so it can withstand wetting and freezing.

## When ponding means replace

If the pool sits on a roof near the end of its life, or the insulation underneath is soaked, patching won't solve it. That is the point to plan a new system with built-in slope. A membrane that normally lasts 20 to 30 years or 15 to 25 years will not reach that range under a standing pond. ## Ponding questions

**How long is too long for water to sit?**

Most roofers use about 48 hours after rain as the line. Beyond that, treat it as ponding and look for the cause.

**Can I just add a drain?**

Sometimes. A drain or scupper at the lowest point helps, but it only works if water can reach it and the deck can take the opening.

**Will a coating fix ponding?**

No. A coating protects the surface, but it does not change where water sits. [Coating](https://flat-roof-repair.ca/services/roof-coating/) is for a sound, dry roof with good drainage.
